As someone who has to travel, I know how important it is to stay with a host who cares about your safety, so you can rest assured. Sweet fully equipped studio, Queen bed, Roku TV, good Wi-Fi. Quiet, safe neighborhood. Route 66 Historic District, Cadillac Ranch & the Amarillo Botanical Gardens are all nearby and it’s about ½ an hour to Palo Duro Canyon, the Grand Canyon of Texas. Self Check In starts at 3pm / Check Out is firmly by 11am
No smoking inside or vaping that leads to strong smells (smoking outside is fine)
We can accept small dogs indoors under 25 lbs. If your dog is a medium or large dog, it must stay outside. Please, don't leave your dog to roam free inside while you are not there.
No guests in the house who are not counted on the booking
No leaving doors / windows open or unlocked when no one is at home
No excessive noise 11pm to 7am
No illegal downloading / torrent use on the home wifi (speeds may slow)
If items are broken or missing after check out, the replacement cost will be applied as extra from overall reservation costs if we haven’t agreed on another way to handle the replacement.
Trash can be placed in the large trashcan on the patio.
The garage, the shed, and the back yard are not accessible to guests.

James place was perfect, I was there for work for a few months and James was VERY helpful. He made everything very simple and his place was exactly how it looks online and perfect for me. One of the best experiences I had on Airbnb.

James was a great host. The neighborhood was very safe & quiet. Fenced patio was great for my pups to unwind after a long trip. Everything was just as advertised. Quick easy check-in, everything was clean; I even took a nice long bath. There were some guests in the main house & I never heard a thing. Slept like a baby and we even stayed an extra night! Nice posh fashioned studio. Great driveway parking with separate entrance private patio and motion lights. Beautiful sliding door and nice furniture and amenities in this great studio. The neighborhood was very quiet and friendly. There is a park nearby. James was very warm and professional - would recommend this place to anyone who needs a private and easy space in Texas that is clean and crisp! Love the decor and bed! He is a great communicator and I rarely saw anyone in the house I felt very relaxed and at home here!

James’s suite was house, with lovely decor and spotlessly clean. Not only was it a pleasure to stay in, it was ideally located on the High Street, literally a few steps always from several restaurants and shops, plus several tourist attractions.
James was easy to contact and checked in on how we were doing in a very welcoming and friendly manner. Would definitely stay again.

I stayed here for a few weeks for work purposes. The space was perfect for me. The bed is very comfy. The TV is massive and the Wi-Fi is good quality and fast. I would absolutely stay here again.
