The Condominium Welcome to our ground-floor 3BD/2BA at the Waterwheel Condominiums, an oasis of comfort and tranquility that has been designed with family fun in mind. This spacious home away from home features three inviting bedrooms (King, Queen, Double) offering restful nights after a day of adventures, plus a sofa bed to accommodate up to 8 guests. Two modern bathrooms (one in the primary suite and one for the other two bedrooms), and the open-plan living area is the perfect spot to gather for meals, games, or a cozy movie night. Step outside onto the large patio, a fantastic space for savoring morning coffees, outdoor dining, or simply enjoying the Texas breeze. Community Amenities As our guest at the Waterwheel Condominiums, you'll gain access to a suite of top-notch amenities designed to enhance your stay. Take a refreshing dip in one of the two community pools or soak away your cares in one of the four Jacuzzis, perfect for soothing evenings under the stars. RENTAL RULES AND RESERVATION INFORMATION Our condo is a NON SMOKING unit. Any evidence of smoking (smell, ashes, butts, etc.) inside the condo will result in a minimum charge of $250.00. Smoking on the patio is permitted. GUEST MUST BE 25 YEARS OR OLDER TO MAKE A RESERVATION AND CHECK IN. There will be no large or loud parties in the condo. Renters and their guests should maintain the premises in good order and appearance and conduct themselves in a manner not offensive to the neighbors or other guests. Renter and renter’s guest’s inappropriate conduct will be subject to eviction without refund. PETS: We allow guests to bring a dog under 25lbs; please tell us if you'll be bringing a dog. If excessive cleaning is needed, a $250 additional cleaning fee will apply. KEYS: There are no keys needed for this unit. You will be given a code that will be used to unlock and lock the condo. CHECK-IN: Check in is after 3:00 pm unless prior arrangements have been made. Upon confirmation of reservation, an unlock code for the condo will be sent to you specific for your reservation. You will find wrist bands for the pool and hot tubs and parking passes in the unit upon your arrival. Vehicles must have parking passes displayed or they will be towed by security/management. Please take a look around and send me a message IMMEDIATELY if you find any damages. CHECK-OUT: Check out is at 11:00 am. Please follow the procedures below when checking out: 1. Please tidy the unit and leave it in an orderly fashion. Remember this is our home away from home. 2. Please load and start the dishwasher. 3. Gather and take trash to the dumpster on your way out. 4. Collect all used sheets and towels and pile them by the washer. We will take care of washing the towels and sheets. 5. Please set the thermostat to 78 degrees (summer)/65 degrees (winter). 6. Please lock the unit on your way out. MAXIMUM OCCUPANCY: Our condo is a 3 bedroom unit which sleeps 8. Only 8 overnight guests are allowed. These rules are strictly enforced by the Waterwheel Condo Association and by us. Violators of this rule are subject to eviction without a refund. INTERNET: Wireless internet is available for normal guest use and should not be used for excessive downloads or any illegal uses. No personal BBQ grills or cookers are allowed in the unit or on the balcony per City Ordinance of New Braunfels, Section 307.5. Violation of this ordinance holds a fine of up to $2000 and is enforced. For your convenience there are a number of BBQ grills and picnic pads with tables on the property that you are welcome to use. PARKING: You will be given 2 parking tags. Please put this tag in your window for it to be seen by security. One tag is designated for our unit with the unit number painted inside the parking space. The second tag is to be used in one of the UNMARKED parking spaces on the property. Please note: unmarked parking spaces are subject to availability. If none are available, street parking may be necessary. There is no parking available for trailers, boats, jet skies, or oversized vehicles. YOU AND YOUR GUEST’S VEHICLES ARE SUBJECT TO TOWING IF A TAG IS NOT DISPLAYED WHILE ON THE PROPERTY. DO NOT PARK IN A SPACE THAT DOES NOT HAVE OUR UNIT NUMBER ON IT OR A BLANK SPACE. YOU WILL BE SUBJECT TO BEING TOWED AND RESPONSIBLE FOR ANY TOWING CHARGES INCURRED. We will not be liable or responsible for personal items left behind. However, if you leave an item after checking out and wish to have it returned, call us as soon as possible to arrange for shipment. We will inform you of the shipping cost plus a $10 handling fee, and with your approval, charge your credit card. We are not responsible for damaged, stolen, or lost personal property. Additional Common Element Rules Compliance with said regulations by Owners, guests, and tenants are mandatory. A. Speed Limit on property is 5 mph. B. Use of skateboards, roller blades, skates, and other similar items are not permitted on the property. C. Residents and guests are not permitted to play in the parking or drive areas. D. Warning: Beware of breaking limbs in the common area during significant wind. Pecan wood is naturally brittle and large limbs may fall without warning. E. Parents will direct and control the activities of their children and require them to conform to the regulations. Parents are responsible for violations or damage caused by their children whether the parents are present or not. F. All vehicles in the parking lot must have ID tags visible through the front windshield. Vehicles without ID tags should park on the street or they will be towed by security. Pool & Pool Area Rules (As put forth by Waterwheel Resort Condominium Board of Directors) 1. No lifeguard is on duty. Swim at your own risk. 2. Only condo owners, their guests, and renters are authorized to use the pool, pool area, and common grounds. All authorized users over age 10 must be wearing identification tags in order to be using said areas. The total number of renters allowed per condo is as follows: 1 bedroom – 4, 2 bedroom – 6, 3 bedroom 8, 4 bedroom – 10. Renters who are staying at the Waterwheel Resort Condominiums may not invite guests who are not staying at Waterwheel to the Pool Area unless said renters are staying for more than a month in a condo unit. 3. The pool will be open each day except during the hours from 12:00am to 7:00am for the River Pool and the Courtyard Pool will be open each day except during the hours from 10:00pm to 7:00am. 4. No air mattresses, tubes, rafts, coolers, or scuba equipment allowed in the pool or hot tubs. Only floatation devices designed for pools allowed, and only when not interfering with other guests’ enjoyment of the pool. 5. Do not leave toys, towels, floats, or other personal property in the pool area or on the condominium grounds. 6. No diving, running, jumping or horseplay. 7. No food or drinks in the pool or hot tubs. 8. No loud music or use...

Find us

You'll have two parking spaces, one dedicated and one in general parking. You can walk to much of downtown New Braunfels, and most sites are within a few minutes drive. Ubers are usually available and reasonably priced, although you may want to check availability around busy times.
